The Green Neighbor Landlord Designation is a new initiative from the 51ÁÔÆæ Off-Campus Resource Center (OCRC). We created this program to recognize Milwaukee-area landlords who prioritize eco-friendly housing.

To qualify, landlords must meet at least five sustainability standards. These include common features like LED lighting, recycling services, and Energy Star appliances.

Beyond these physical requirements, participating landlords commit to a two-year certification cycle. During this time, they agree to maintain green features and teach tenants about sustainable habits. Consequently, landlords can stand out in the market and meet the growing student demand for “green” living.

By joining this program, you receive an official badge. This badge will appear on all of your property listings on our listing service, College Pads.

Many students actively look for housing that supports a sustainable lifestyle. They choose these options because eco-friendly homes often lead to lower utility costs, better health, and a stronger community.
Simple Qualification
We designed this program with a low barrier to entry. In fact, many properties already qualify through standard features like recycling or efficient appliances. You only need to meet five criteria to earn your designation.

Requirements & Terms and Conditions

Requirements

To earn the Green Neighbor badge, you must meet five (5) of the criteria listed below. Please provide documentation to confirm these features. However, if your property has unique green features not listed here, please contact the OCRC. We are happy to review your specific programs.

  • Qualifying Criteria:
    • Curbside recycling
    • Curbside composting
    • LED lighting
    • Energy Star Appliances
    • Low flow faucets
    • Property runs on renewable energy (e.g. solar)
    • Easy access to public transportation – within 1/4 mile radius of a bus stop
    • Close proximity to a bike path – within 1/4 mile radius of a bike trail
    • Accessible amenities within a 1/4 mile walking distance – for example a grocery store or food pantry
    • Energy efficient windows/doors to reduce heat/AC loss
    • Bike storage available on site
    • Rainwater harvesting
    • Xeriscaping or native landscaping
    • Green Roof
    • Permeable Pavement
    • Smart thermostat
    • Use low or zero-VOC paints, finishes, and furnishings to prevent indoor air pollution
    • **If a building is LEED certified, it would automatically qualify.

Terms and Conditions

  1. OCRC reserves the right to refuse Green Neighbor designation based on misrepresentation(s) by the Property Manager, Owner, or Landlord in the application to earn a Green Neighbor Designation.
  2. The landlord agrees to maintain at least 5 sustainability features from the program’s qualifying criteria, or provide LEED certification which automatically qualifies the property. The OCRC reserves the right to ask for verification of the qualifying features at a given property at any time.
  3. The landlord agrees to support tenants in practicing sustainable habits by ensuring that any offered features remain functional, accessible, and reasonably maintained.
  4. The landlord agrees to make a reasonable effort to educate tenants about the sustainability features available at the property to encourage responsible and informed use.
  5. The landlord agrees to accurately represent the sustainability features available at their property and to notify the OCRC of any major changes that may affect qualification.
  6. The landlord agrees to make a good-faith effort to enhance the property’s sustainability over time by considering additional environmentally friendly features, upgrades, or practices when practical and feasible.

How Landlords/Rental Companies Can Participate
